Weekly King County Market Watch
King County’s housing market moved at a quieter pace during the final week of June, with overall inventory dipping 5.6% and new listings falling sharply by 57.4%, reflecting a slowdown in seller activity heading into the holiday period. Even with fewer homes coming to market, pending sales increased 4.0%, showing that buyer demand remained present, while closed sales declined 11.4%. Pricing continued to hold firm, with the average active price up slightly by 0.2%, the average sold price rising 1.3%, and the median sold price increasing 8.5%. Homes also moved slightly faster, with average days on market improving from 27 to 26 days, reinforcing forward momentum in how quickly properties are selling. Overall, King County remains active, but the sharp pullback in new listings and lower closed sales point to a more measured summer rhythm where buyers are still engaged, and the market continues moving forward.
