Weekly King County Market Watch

King County inventory remained relatively stable, with active listings declining just 0.8% to 7,990. New listings fell 17.0% to 755 and closed sales declined 14.8% to 339, while pending sales increased 7.5% to 487, signaling a pickup in buyer activity despite fewer homes coming to market. Pricing was mixed: the average sold price rose 6.3% to $1.156 million and average sold price per square foot increased 5.9% to $554, while the median sold price edged down 1.0% to $825,000. Average days on market held steady at 36 days, although cumulative days on market increased to 48 days, suggesting some properties are taking longer to secure a buyer. Sellers received about 98% of their final list price. Overall, King County continues to carry elevated inventory, but stronger pending activity points to resilient buyer demand even as new listings and completed sales slowed during the week.
