Weekly King County Market Watch

King County continued its January ramp-up, with more homes coming to market and more buyers writing offers, even as closings slowed and market times stretched. Inventory rose again and new listings increased, showing sellers are re-engaging after the holiday pause, while pending sales climbed as buyers returned to active house-hunting. Closed sales dipped this week, typical for mid-January since closings lag new contract activity and can be uneven week to week, while pricing softened slightly on recent closings even as asking prices held steady to slightly higher. Homes are still selling close to the list price. Still, the pace is clearly slower, with time on market increasing, giving buyers more breathing room and placing greater importance on accurate pricing, preparation, and presentation for sellers.
