Pending sales have eased only slightly and closed sales remain steady, showing that serious buyers are still active even as overall volume softens. Prices continue to adjust at the margins—average and median sale prices and price per square foot have dipped—but list-to-sale ratios remain tight and days on market have leveled off in the mid-30s. Overall, it’s a classic seasonal slowdown: leaner supply, lighter activity, but a market that remains stable and balanced.
