Weekly King County Market Watch
King County’s housing market saw supply tighten during the week of August 30, with active inventory declining 3.2% to 7,809 homes and new listings falling 15.7% to 665. Pending sales increased 1.8% to 457, while closed sales declined 5.6% to 421. Sale prices strengthened, with the median rising 3.4% to $875,000 and the average increasing 6.0% to $1,148,000, though weekly changes can reflect the mix of homes sold. Homes sold for approximately 98% of their latest asking price, and average days on market improved to 34 days from 40 the prior week. Overall, fewer new listings and slightly stronger pending activity pointed to continued buyer engagement heading into September, despite a slower week for completed sales.
