King County continued its steady January rebuild, with more homes on the market and a modest pickup in completed sales, even as new buyer activity cooled slightly from the prior week. Inventory rose again as sellers stayed active, though new listings eased a bit from the recent surge. Pending sales dipped slightly, suggesting buyers are still engaged but becoming more selective as choices increase. Pricing remained stable overall, asking prices were essentially flat and sold prices inched up, while homes continued to sell close to list price. Market pace improved a touch with slightly fewer days on market, but cumulative time on market is still elevated, reinforcing a market where buyers have more breathing room and sellers benefit most from sharp pricing, strong preparation, and standout presentation.
