Weekly King County Market Watch

This past week showed encouraging signs of buyer activity heading into February. While the number of homes for sale ticked up slightly, new listings eased after a busy January, and pending sales jumped, an early signal that more buyers are stepping back into the market. Even with fewer closings this week (which is typical this time of year and often lags behind new contracts), home prices held firm, with both average and median sale prices rising and homes selling close to asking price. Homes that are priced well are also moving faster, with days on market dropping noticeably. With the Super Bowl landing this past weekend, it’s common to see a brief pause in showings and offers during the game, followed by renewed momentum the following week, and the uptick in pending sales suggests many buyers are already getting ahead of it.
