Active listings increased to 4,156 homes, giving buyers more options, while new listings climbed again as sellers continued to enter the market ahead of spring. Closed sales rose week over week, signaling healthy demand, even as pending contracts eased slightly after several strong weeks. Pricing held firm across the board, with both average and median list prices ticking higher, and sold prices showing modest gains—reinforcing that well-positioned homes are still commanding solid value. Homes also moved faster, with days on market improving, and sellers achieved essentially full asking price on average. Overall, King County reflects a balanced but competitive environment: inventory is building, creating opportunity for buyers, yet demand remains resilient and sellers who price accurately are continuing to see strong results.
