Weekly King County Market Watch

King County’s housing market continued to gain momentum heading deeper into the spring season, with inventory steadily expanding as more homes entered the market. New listings eased slightly from the prior week but remain elevated compared to earlier in the year, helping push the total number of homes for sale higher. Buyer activity remained solid, though pending sales dipped modestly week over week, while closed sales held relatively steady. Pricing trends showed mixed movement, with average prices softening slightly but median prices rising, reflecting continued strength in certain segments of the market. Homes are still selling very close to list price, and the pace of the market continues to accelerate, with days on market declining again as well-positioned listings attract active buyer interest.
