Weekly King County Market Watch
King County inventory continued to build for the week ending September 13, with active listings rising 1.1% to 8,357, while new listings pulled back 30.7% following the post-Labor Day surge. Buyer activity strengthened considerably, with pending sales jumping 40.4% to 521 and closed sales increasing 28.0% to 412. Pricing was mixed, as the average sold price declined 2.5% to $1.064M and price per square foot fell 3.2%, while the median sold price increased 1.2% to $850K. Homes also took slightly longer to sell, with average days on market increasing from 37 to 38 days. Overall, the sharp rebound in pending and closed sales points to stronger buyer engagement even as inventory remains elevated and pricing continues to face some pressure.
